The Problem
The inspection showed that the rear foundation was settling due to unstable soil conditions beneath the home. As the foundation moved downward, several structural cracks appeared in the basement wall. These cracks allowed moisture to enter the concrete and increased the risk of future water damage.

Our Solution
After completing a full structural evaluation, the Zavza Seal team designed a repair plan that addressed the source of the problem instead of simply repairing the visible damage.
1. Foundation Stabilization with Helical Piles
Our crew carefully excavated the rear foundation and installed six heavy duty helical piles with engineered foundation brackets. Each pile was advanced into stable load bearing soil and installed to an ultimate capacity of 20 tons.
The new support system permanently transferred the weight of the foundation to stronger soil below the weak upper layers, helping prevent additional settlement.
To complete the installation, we formed a new step near the chimney where one of the helical piles was installed and then backfilled the excavation to restore the original grade around the home.
2. Structural Crack Repair
The basement foundation wall had three structural cracks totaling approximately 20 linear feet.
Each crack was professionally repaired using a multi step process.
We first removed loose material, dirt, and mineral deposits to expose clean concrete. Injection ports were installed every six inches along the cracks before injecting high strength epoxy and urethane to seal the damaged areas from within.
After the injection process, we applied Basecrete waterproofing cement over the repaired cracks, embedded reinforced fiberglass mesh for added strength, and finished with a second layer of waterproofing cement to create a durable and water resistant repair.
3. Floor Leveling
Once the foundation had been stabilized, our team removed the affected section of the wood flooring above the repaired wall. We carefully installed shims to restore the original floor elevation before reinstalling the flooring, creating a level and stable walking surface.
The Result
The rear foundation is now fully stabilized, significantly reducing the risk of future settlement. The repaired basement wall has regained its structural strength while providing improved resistance against water intrusion.
The wood flooring is once again level, giving the homeowner peace of mind that the home is both structurally sound and safer for everyday use.
