Project Overview
In Islip, NY, a residential property was experiencing significant water intrusion and structural integrity issues in three exterior cinder block foundation walls, spanning approximately 90 linear feet. The compromised foundation threatened the long-term durability of the home, necessitating a comprehensive solution that addressed both the structural weaknesses and water intrusion concerns.

Client’s Challenge
The client observed:
- Persistent water intrusion at the foundation wall/floor joint.
- Compromised structural integrity of the lower cinder blocks.
- Concern over potential long-term damage to the foundation and interior spaces.
These issues needed a long-lasting solution that reinforced the foundation while preventing future water intrusion.
Diagnosis and Proposed Solution
Upon inspection, we determined that the best course of action was a multi-step repair process focusing on:
- Enhancing the foundation’s structural strength.
- Implementing an effective drainage and waterproofing system.
Our proposed solution involved creating a reinforced concrete belt, improving drainage, and applying a vapor barrier to mitigate water intrusion.
Scope of Work
1. Drain Trench Installation
- Trench Cutting: We cut a drain trench along the foundation wall/floor joint to expose the footing.
- Holes in Cinder Blocks: Holes were cut in the lowest row of cinder blocks (two per block) to facilitate drainage and repair.
2. Surface Preparation
- Grinding: The lower 8 inches of the foundation wall were ground to remove damaged areas and expose the bare concrete surface.
- Debris Removal: All debris and dirt were cleared from the interior of the cinder blocks and the footing.
3. Drainage System Installation
- Gravel Base: A 2-inch layer of gravel was installed in the trench and inside the bottom row of cinder blocks.
- Perforated Pipe: We laid a 1½-inch perforated pipe in the trench and connected it to the existing drainage system on the west side of the basement.
- Gravel Enclosure: The perforated pipe was enveloped completely with gravel to ensure proper drainage.
4. Vapor Barrier Application
- A vapor barrier was installed over the gravel, covering the footing and the interior of the cinder blocks to prevent moisture infiltration.
5. Reinforced Concrete Belt Construction
- Concrete Pouring: High-strength 4,000 PSI concrete was poured to cover the gravel and vapor barrier. The concrete layer was at least 1 inch thick on all sides.
- Rebar Insertion: While the concrete was still semi-wet, 7-inch-long #4 rebars were inserted for additional reinforcement.
- Formwork: We established 8-inch-high lumber forms, 4 inches away from the foundation walls, to create the reinforced concrete belt.
- Final Pour: A 4-inch by 8-inch concrete belt was poured along the foundation walls, extending into the cinder block interiors to enhance structural strength.
- Form Removal: After curing, the forms were removed to complete the installation.
Temporary Structural Support
During the repair process, cutting into the bottom row of cinder blocks temporarily compromised the foundation’s integrity. To mitigate this, we provided temporary structural support to the residence, ensuring safety throughout the project.
