Foundation Wall Sealing and Waterproofing Project in Brooklyn, NY
Foundation wall in need of sealing and waterproofing

Town/Neighborhood: Brooklyn
Borough/County: Kings County
Construction Type: Residential
Category: Foundation Wall Waterproofing and Basement Repair

Problem

A homeowner in Brooklyn contacted Zavza Seal LLC to address water intrusion concerns in their basement. The property had newly extended foundation walls around the perimeter of the basement, totaling approximately 240 square feet. These new walls required sealing and waterproofing to ensure long-term protection against moisture infiltration.

During our initial inspection, we observed existing cracks, loose masonry on certain sections, and a deteriorated sump pump basin. Without professional intervention, these issues could compromise the structural integrity of the basement and lead to further water damage.

Solution

Our team developed a comprehensive waterproofing and repair plan for the lower new foundation wall extensions. The work included:

  • Cleaning and prepping all foundation wall extensions before applying Radon Plus concrete sealer.
  • Chasing and opening all existing cracks, then securing them with Basecrete brand 4.5 oz reinforced mesh and covering them with Basecrete waterproofing cement.
  • Applying Radon Plus concrete sealer on the North, East, South, and West walls, including the staircase area, from the top of the foundation wall extension to the floor.
  • On the rough East wall, chipping and grinding the surface to remove all loose masonry, then parging for a smooth finish before applying Radon Plus sealer.
  • Removing the deteriorated sump pump metal basin and replacing it with a new 18-inch basin while reusing the existing pump.
  • Pouring and leveling the floor where the bathroom once was at no additional charge.

Optional work was also offered, including applying Radon sealer to the untreated upper West wall and finishing the newly treated walls with masonry paint after proper curing.

Outcome

The completed work resulted in a fully sealed and waterproofed basement perimeter. All cracks were reinforced, loose masonry was removed, and the foundation walls were uniformly treated to provide maximum protection. The sump pump system was upgraded for improved water management, and the homeowner received a smooth, level basement floor surface. This project not only resolved existing moisture concerns but also provided long-term structural protection.
