Case Study: Foundation Waterproofing and Basement Drainage in Oakdale, NY
Foundation waterproofing and basement drainage system in Oakdale NY

The Problem:

A homeowner in Oakdale, NY was dealing with water intrusion along the base of the basement foundation wall and floor joint. Water was getting into the basement where the foundation wall met the concrete floor.

The basement also needed a better way to collect and remove water. The existing floor had areas that needed repair and resurfacing, and the foundation wall and slab joint in a basement addition needed additional waterproofing.

Because basement water can come from groundwater and seepage around the foundation, controlling the water at its source and giving it a proper path to drain away is an important part of a long-term solution. The EPA recommends managing foundation moisture with proper drainage and, where needed, interior drainage systems and sump pumps.

The Solution:

The Zavza Seal team installed an interior drainage system along approximately 148 linear feet of foundation wall.

We installed a 4-inch PVC drainage pipe in gravel and covered the system with filter fabric. New concrete was then installed over the trench so the repaired area was brought back to the level of the surrounding basement floor.

New Sump Pump System

A new sump basin was excavated and installed to collect water from the drainage system. We connected the drain line to a dual automatic cast iron sump pump system.

The system uses two pumps so one can provide backup if the other stops working. A 1 1/2-inch PVC discharge line was installed to carry the collected water away from the basement.

We also completed the electrical connection to an existing outlet.

Proper drainage and sump systems are commonly used to move groundwater away from basement areas and help reduce water buildup.

Foundation Wall Waterproofing

In the basement addition, approximately 56 linear feet of the foundation wall and concrete floor joint required additional waterproofing.

Our team scarified the wall and floor along the joint to prepare the surface. We then applied Basecrete waterproofing cement with reinforced mesh and troweled it to a smooth finish.

This created a reinforced waterproofing layer along the area where the foundation wall and floor meet.

Basement Floor Resurfacing

The existing basement floor covered approximately 1,200 square feet.

We cleaned and scarified the concrete to remove loose and damaged material. Deeper low areas were patched before applying a Flo coat resurfacing material across the basement floor.

The finished surface provided a smoother and more durable floor.

Work Around the Oil Tank

Part of the interior wall near the oil tank needed to be opened so the drainage system could continue through the area.

After the drainage work was completed, we rebuilt the section using 4,000 PSI high-strength concrete, reinforced 4.5-ounce fiberglass mesh, and Basecrete waterproofing cement.

Dry Wells

The project also included two underground dry wells to help manage collected water.

We excavated an area approximately 54 inches long, 30 inches wide, and 36 inches deep. A 6-inch gravel base was installed before placing two interconnected 50-gallon dry well tanks.

The remaining space was filled with gravel. One dry well included a pop-up drainage emitter to provide an additional discharge point during periods of higher water flow.

The Result:

Zavza Seal addressed the basement water problem with a complete drainage and waterproofing system rather than simply covering the areas where water was entering.

The new interior drain collects water along the foundation wall and directs it to the dual sump pump system. The foundation wall and floor joint in the addition received reinforced waterproofing, while the basement floor was repaired and resurfaced.

The result was a cleaner, smoother basement with improved water management and a more durable floor surface.

If you are dealing with basement water intrusion, foundation seepage, or poor basement drainage in Oakdale, NY, Zavza Seal can inspect the problem and recommend a solution based on the condition of your home.
