Problem:

The homeowner experienced water intrusion in the basement along the East foundation wall, approximately 12 linear feet from the southeast corner to the edge of the entrance stairs. Over time, moisture infiltration was causing damage to the foundation wall and threatening the stability of the basement. In addition, nearby tree roots were encroaching on the wall and footing, posing a potential structural risk if not addressed carefully.

Solution:

We began by excavating the exterior perimeter of the affected wall down to the bottom of the footing. To protect the nearby tree, we cut only the roots necessary to access the wall, minimizing environmental impact. Proper shoring was installed on the stairs side of the excavation to prevent collapse and ensure worker safety.

We thoroughly cleaned the wall surface with steel brushes, then repaired all cracks and defective areas using 4.5 oz reinforced fibermesh and waterproofing cement. A liquid waterproofing rubber membrane was applied to the entire foundation wall and footing to create a watertight seal. We also attached a root barrier to protect the new waterproofing from future root penetration.

To manage groundwater, we installed a 4-inch perforated PVC pressure relief pipe at the side of the footing, surrounded by gravel and filter fabric to prevent clogging. Once waterproofing was completed, the excavation was backfilled to the original grade. The soil was graded to slope away from the foundation and compacted using a plate compactor for stability.
