The Problem:
A Brooklyn, NY home had water concerns around the basement foundation and window well.
The window well could allow water to collect next to the foundation. The nearby east foundation wall also showed signs of water intrusion and areas of deep mold penetration.
The affected foundation wall extended about 17 linear feet along the back of the home and continued around the northeast and southeast corners.
Zavza Seal needed to address both areas to help keep water away from the basement and protect the foundation wall.
The Solution:
Window Well Drainage
The team first removed the gravel from the window well.
A hole was then dug in the center of the soil using specialized tools. Zavza Seal installed a self-contained drainage system below the basement floor level.
The system was designed to move water below the foundation footing and away from the window well.
After installation, the window well was filled back with gravel.
Foundation Wall Repair
Inside the basement, the work area was sealed with plastic sheeting from floor to ceiling to separate it from the rest of the space.
The team removed sections of drywall and framing where needed to reach the foundation wall.
The concrete surface was then cleaned using commercial-grade wire brushes. Areas with deeper mold penetration were ground with diamond blades and cleaned.
Where water intrusion was found, Zavza Seal cut slots into the concrete wall. These slots helped the repair material bond to the affected areas.
The slots were filled with a fast-setting hydraulic repair mortar.
Next, the team applied a high-strength repair mortar across the foundation wall. Reinforced fiber mesh was installed over the surface, followed by another layer of repair mortar.
A final layer of waterproofing cement was applied over the treated foundation area.
Floor and Wall Joint
The floor and foundation wall joint was also treated because this is a common area for water to enter a basement.
Zavza Seal cut a deep slot along the joint and filled it with hydraulic repair mortar. The repair was then extended approximately 3 inches onto the basement floor to create a wider sealed transition.
The Result:
The project addressed water concerns at both the window well and foundation wall.
The new drainage system provides a path for water to move below the basement floor level, while the foundation wall received multiple layers of repair and waterproofing materials.
The floor and wall joint was also sealed to help reduce another potential entry point for water.
