Case Study: Comprehensive Foundation Waterproofing and Structural Crack Repair in Syosset, NY
Foundation with water seepage problems as seen on this foundation wall.

Project Location: Syosset, NY

Service Area: Foundation Wall/Floor Joint, Structural Cracks, Chimney Flue Pipe

Client Concern: Persistent water intrusion and visible structural cracks in the foundation

Overview

A homeowner in Syosset, NY contacted Zavza Seal LLC to address multiple waterproofing concerns involving water seepage through the foundation wall and floor joint, as well as visible structural cracks in the basement. Additionally, the flue pipe required waterproofing at its through-wall joint. Our expert team conducted a comprehensive assessment and implemented a multi-step solution tailored to ensure long-term durability and water resistance.

Scope of Work

1. Foundation Wall/Floor Joint Waterproofing (Approx. 33 Linear Feet and 132 Sq. Ft.)

To combat water intrusion through the foundation wall and floor joint, we carried out the following steps:

  • Plastic Barrier Installation: Installed hermetically sealed plastic sheets from floor to ceiling to isolate and protect the work zone.
  • Demolition Work: Cut Sheetrock 4 feet above the foundation floor, removed the bottom floor plate, and studs as needed to gain access to the affected area.
  • Surface Preparation: Used grinding tools to clean the concrete surface, removing mildew, efflorescence, and any foreign materials to expose a clean substrate.
  • Waterproofing Layer 1: Applied the first layer of Basecrete waterproofing cement (7,050 psi rating) for a high-strength seal.
  • Fiberglass Reinforcement: Installed a 4.5 oz fiberglass mesh across the entire subject area to enhance durability and crack resistance.
  • Waterproofing Layer 2: Completed the system with a second layer of Basecrete cement, ensuring a watertight and durable barrier.

This process created a robust and moisture-resistant seal along the bottom four feet of the foundation, eliminating recurring dampness and foundation water damage.

2. Structural Crack Repair (8 Linear Feet)

Two visible foundation structural cracks, each approximately 4 feet long, required targeted repair to both restore the integrity and prevent future leaks:

  • Access Port Installation: Drilled injection access ports every 6 inches using diamond bits.
  • Epoxy/Urethane Injection: Injected the cracks with a dual formulation of epoxy and urethane , ensuring both structural reinforcement and waterproofing.

This method not only repaired the cracks but also helped restore the concrete’s original load-bearing capacity—an essential aspect of structural crack repair in Syosset homes.

3. Chimney Flue Pipe Waterproofing

The joint where the chimney flue pipe passed through the wall was also allowing moisture ingress:

  • Surface Grinding: Cleaned and prepared the surface to remove debris and ensure strong adhesion.
  • Mortar Sealant Application: Sealed the flue pipe through-wall joint using high-strength mortar mix.
  • Fiberglass & Basecrete Layers: Installed a 4.5 oz fiberglass mesh embedded between two layers of 7,000 psi Basecrete cement, forming a permanent waterproof seal.

  • The homeowner noticed immediate improvement in dryness and air quality in the basement.
  • All water intrusion points were eliminated.
