The Problem
The homeowner noticed that the building was leaning toward the north side of the property. Structural settling can become a serious problem if it is not addressed early. Over time, it may lead to cracks in walls, uneven floors, and additional stress on the foundation.
During our inspection, our team identified that the north side of the home required foundation stabilization. Before starting the work, we performed courtesy exploratory work and sent a crew member to inspect the roof line between the neighboring buildings. This helped us better understand the condition of the structure and determine whether waterproofing work would also be needed in the future.
Since there was a narrow space between the two buildings, we planned to provide a separate waterproofing recommendation after completing our findings.
The main goal of this project was to stabilize the structure and stop further settlement. It is important to note that this project was not intended to lift or raise the building. In this case, lifting the structure was not recommended and could potentially cause additional structural issues.
Our Solution
After carefully evaluating the property, our team designed a foundation stabilization plan using helical piles.
Our scope of work included:
- Demolishing and removing a 5-foot-wide section of concrete along the affected perimeter.
- Installing seven helical piles with a minimum ultimate capacity of 20 tons each.
- Using galvanized steel brackets to connect the piles to the existing foundation footing.
- Thoroughly compacting the surrounding soil.
- Installing a new 5-inch-thick reinforced concrete slab over a 3-inch crushed stone base.
- Applying a broom finish to the new concrete surface for a clean and durable finish.
