A sinkhole in your yard is never something to ignore. Even a small depression in the ground can be a sign of a larger drainage problem beneath the surface. Our team at Zavza Seal recently completed a sinkhole repair project in Massapequa, NY, where we addressed both the visible damage and the likely cause of the problem.
The Problem
The homeowner noticed a sinkhole measuring approximately 3 feet by 2 feet in their yard. After reviewing the photos provided, our team determined that the sinkhole was most likely related to a nearby drywell.
When a drywell is damaged, improperly installed, or leaking, it can wash away the surrounding soil over time. Simply filling the hole with dirt may temporarily hide the problem, but it does not provide a long-term solution if the drainage system underneath has failed.
Because of this, it was important to investigate the condition of the drywell before repairing the sinkhole.
Our Solution
Our team began by excavating the area around the drywell to expose it and identify any underlying issues. If minor repairs or waterproofing were needed, they were included as part of the planned work. If a complete drywell replacement became necessary, the homeowner would first be informed before any additional work was performed.
After investigating the drainage system, we prepared the sinkhole area for repair by clearing its edges and removing any loose material.
To create a stable foundation, we used approximately three yards of recycled concrete aggregate (RCA) as backfill material. The RCA was carefully compacted in stages to reduce future settlement and improve soil stability.
Once the base was established, we added approximately one yard of soil and graded the surface to blend naturally with the surrounding yard. Throughout the process, the material was compacted in layers to help ensure a long-lasting repair.
The Result:
The homeowner now has a properly repaired sinkhole area and greater confidence that any underlying drainage issues have been identified and addressed. By investigating the nearby drywell before filling the sinkhole, we were able to focus on the root cause of the problem rather than simply covering it up.
The repaired area is level with the surrounding yard and built on a compacted base designed to minimize future settlement. Addressing both the drainage system and the surface damage helps provide better long-term protection for the property.
