The Problem
After opening the damaged area, our inspection found extensive mold growth on the roof plywood, ceiling joists, insulation, and surrounding materials. The mold had been growing for a long time because water had been entering through damaged sections of the roof.
The inspection also found several openings and damaged areas along the roof line that allowed rainwater to continue entering the home. Because the moisture problem had existed for an extended period, the mold had spread deep into the wood.
Some of the roof framing also showed signs of deterioration. Simply cleaning the visible mold would not solve the problem because mold can grow deep inside porous materials such as wood. The source of the water also needed to be repaired to prevent the mold from returning.
Our Solution
After completing a detailed inspection, the Zavza Seal team created a repair plan that addressed both the mold contamination and the roof leak.
Step 1: Safe Mold Containment
Before any work began, we isolated the affected bedroom using heavy-duty plastic containment barriers to help prevent mold spores from spreading to other parts of the home.
Our licensed mold remediation crew wore protective equipment throughout the project. We also installed commercial-grade HEPA air scrubbers that continuously filtered the air during the remediation process.
Step 2: Professional Mold Remediation
To reach the damaged structure, we carefully removed approximately 35 square feet of the affected ceiling.
The contaminated wood was then professionally ground and cleaned to remove mold that had penetrated deep into the surface. Areas that required additional cleaning were wire brushed and sanitized before all surfaces were HEPA vacuumed.

Step 3: Structural Wood Reinforcement
After removing the mold, our project manager carefully evaluated the condition of the roof framing.
Damaged wood was strengthened using a GreenGuard certified wood restoration product designed to reinforce deteriorated lumber while helping protect it against future moisture damage.
Where additional strength was needed, sections of the roof structure were reinforced with new fir plywood to restore stability.
Step 4: Roof Waterproofing
Removing the mold was only part of the solution. To help prevent the problem from returning, our roofing team waterproofed the remaining section of the roof above the affected bedroom using materials that matched the existing roofing system.
By repairing the source of the leak, we helped reduce the risk of future water intrusion and moisture damage.
Step 5: Restoring the Interior
Once the remediation and structural work were complete, new R-30 insulation was installed before replacing the removed drywall. The ceiling was left ready for the homeowner’s finishing contractor to complete the final paint work.
The Result
The mold contamination was successfully removed, and the roof leak that caused the problem was repaired.
The damaged roof structure was reinforced, new insulation was installed, and the affected ceiling was restored. Most importantly, the homeowner now has a dry, healthier living space with the source of the moisture addressed instead of simply covering up the damage.
