A homeowner in Brooklyn contacted Zavza Seal after noticing uneven floors and signs that parts of the home’s floor framing were no longer properly supported. They wanted to address the structural issues before they became more serious.

After inspecting the basement framing, our team found damaged floor joists, an unsupported section beneath the first floor, and deterioration along part of the home’s main wooden support beam.

The Problem

The inspection identified several structural concerns that needed professional attention.

One floor joist had split, reducing its strength and ability to support the floor above. We also found an area between a cross joist and the foundation wall where a floor joist was missing, leaving part of the floor without proper support.

In addition, three basement floor joists showed signs of damage and needed reinforcement to restore their structural performance.

The home’s central wooden support beam had also deteriorated along approximately 17 linear feet of its bottom section. While part of the beam had previously been repaired, the remaining damaged area continued to show cracking and signs of wood deterioration.

Without repairs, these structural issues could have allowed additional movement in the floor system over time.

Our Solution

After completing a detailed structural evaluation, the Zavza Seal team developed a repair plan designed to strengthen the floor framing while preserving as much of the original structure as possible.

Step 1: Repairing the Split Floor Joist

We repaired the damaged floor joist using proven structural reinforcement methods to restore its strength and improve its ability to support the floor above.

The unsupported section between the cross joist and the foundation wall was also reinforced to provide proper structural support where it was missing.

Step 2: Reinforcing the Basement Joists

Three additional basement floor joists were repaired using the same structural reinforcement method.

By strengthening these joists, we helped improve the stability of the floor framing and reduced the risk of further structural movement.

Step 3: Restoring the Main Wooden Support Beam

The remaining 17 linear feet of the home’s central wooden support beam were carefully prepared by removing deteriorated wood and damaged material.

We then applied a GreenGuard Certified wood restoration product designed to strengthen weakened lumber while permanently sealing the wood against future moisture damage.

This treatment helps stabilize cracked wood, slows further deterioration, and extends the service life of the existing beam without requiring a complete replacement.

The Result

The home’s floor framing is now stronger and better supported.

By repairing the damaged joists and reinforcing the existing wooden beam, our team restored structural stability while preserving much of the original framing.
