Project Overview
A Brooklyn homeowner contacted Zavza Seal about a water-damaged ceiling. The visible damage was inside the home, but the source of the water was not clear.
Our team first inspected the affected area on. Because there was not enough information to identify the source, we recommended exploratory work instead of guessing at the repair.
On July 2, two project managers returned to investigate the exterior foundation wall and determine the best long-term solution.
The Problem
The investigation focused on the south-west foundation wall at the back of the home.
The backyard created several challenges. Heavy equipment could not reach the area, so the excavation had to be done by hand. Two AC compressors were also located close to the foundation wall.
Removing the compressors during the summer would have been expensive and would have left the home without normal cooling. Our team planned temporary support so the compressors could remain in place while the work was completed.
The Solution
We removed the first two rows of pavers along the foundation and set them aside for reinstallation.
The foundation was then excavated approximately 5 feet down to the bottom of the footing. Once exposed, the wall was cleaned with steel brushes and inspected for cracks and damaged areas.
We repaired defective sections using 6,000 PSI waterproofing cement and reinforced fiberglass mesh.
The waterproofing system included:
- A liquid rubber waterproofing membrane
- Delta waterproofing membrane
- Delta Flash to secure the top edge of the membrane
- A pressure relief system
- Gravel and a soil separator
These layers were installed to help protect the foundation and manage moisture around the wall.
Restoring the Property
After the waterproofing work was finished, the excavation was backfilled to the original grade.
The removed pavers were reinstalled, and all construction debris was removed from the property.
The Result
Instead of repairing only the visible ceiling damage, our team investigated the source of the moisture and addressed the affected foundation wall from the exterior.
The completed work provided the home with a new exterior foundation waterproofing system while preserving the existing backyard as much as possible.
