Case Study: Window Leakage and Structural Floor Repair in Brooklyn, NY

The Problem:

A homeowner in Brooklyn was dealing with a frustrating and ongoing water problem. Our team had previously sealed the lower two windows multiple times, and each time our tests showed no water getting in. However, during heavy rain, the homeowner still noticed water entering the home.

This created confusion and concern. The issue did not match what we were seeing during testing, which meant the real source of the problem was hidden.

At the same time, there were additional concerns inside the home. Parts of the bathroom and kitchen floors were weakening, and there were signs of damage to the structure below. There were also gaps around the building that could allow air, moisture, and pests to enter.

The homeowner needed a full solution, not just a temporary fix.

Our Investigation:

To get to the root of the issue, we sent two senior project managers to inspect the property in detail. We carried out extended water testing and focused on areas that had not been tested before.

After carefully testing the upper section of the home, we discovered the real problem. Water was entering through the upper three windows, not the lower ones. It was then traveling behind the brick exterior and showing up at the lower windows.

This explained why earlier repairs did not solve the issue. The source of the problem was higher up and hidden behind the wall.

The Solution:

We created a complete plan to fix both the water issue and the structural concerns inside the home.

For the windows and exterior walls, we:

  • Sealed all window frames and gaps around the brick exterior
  • Prepared the wall surface for proper sealing
  • Applied a deep penetrat//ing brick sealer in multiple layers to block water entry

For the bathroom floor, we:

  • Removed damaged fixtures, tiles, and subfloor
  • Repaired and strengthened the floor structure
  • Leveled the area and installed new plywood
  • Sealed the space to prevent air and pest entry

For the kitchen and nearby floor areas, we:

For the full building perimeter, we:

  • Sealed gaps and cracks around the foundation
  • Installed a protective barrier to reduce air leaks
  • Applied materials to help prevent moisture and pest entry

The Result:

After completing the work, the home was fully protected from the issues that had been causing long term damage.

The water intrusion problem was resolved by addressing the true source. The structure of the floors was restored and leveled, making the home safer and more stable. The sealing work also improved energy efficiency and helped reduce the chances of future moisture or pest problems.

Most importantly, the homeowner now has peace of mind knowing the problem was solved correctly and will not return during heavy rain.

Why This Matters for Homeowners in Brooklyn and NYC?

Many homes in Brooklyn and other NYC areas have hidden issues like this. Water does not always enter where it appears, and surface level fixes may not solve the real problem.

A detailed inspection and the right approach can make all the difference between a temporary repair and a long term solution.
