Case Study: Concrete Slab Lifting and Waterproofing in East Northport, NY
Area that needs concrete lifting and waterproofing in East Northport, NY

Project Location: East Northport, NY

Service Provided: Mudjacking Concrete Raising and Basement Waterproofing

Problem

In East Northport, NY, our team at Zavza Seal LLC was called in to address a critical issue involving six concrete slabs, each approximately 24 square feet in size. The homeowner had noticed uneven surfaces around their property, and water pooling near the foundation—both signs of a deeper underlying problem.

Upon inspection, we discovered that prolonged water exposure had severely impacted the layers of soil beneath the concrete slabs. The moisture had eroded the soil, creating substantial voids and gaps. This soil displacement led to slab sinking, making the surface not only uneven but hazardous. Furthermore, because the voids continued to grow, it became impossible to effectively waterproof the area without first stabilizing it. The instability was threatening the structural integrity of the surrounding soil plates and potentially compromising the foundation.

Additionally, water penetration was observed in specific areas of the basement. The affected zones, marked in red on site photos, showed signs of moisture infiltration, damaged materials, and compromised waterproofing.

Solution

Our team implemented a mudjacking concrete raising method—a proven technique ideal for restoring sunken slabs and stabilizing underlying soil.

Concrete Slab Lifting with Mudjacking:

  • We drilled precise holes into each of the six affected concrete slabs.
  • Through these holes, we injected a stone slurry grout mixture, designed to penetrate and fill all voids beneath the slabs completely and evenly.
  • As the voids filled, the hydraulic pressure gently lifted each slab back to its original level.
  • Special attention was given to ensure the final slope of the slabs directed water away from the foundation to prevent future damage.

Waterproofing and Sealing:

  • We waterproofed and sealed all slab joints and the adjoining foundation wall.
  • To complete the surface restoration, we applied durable sealants to all expansion joints, ensuring long-lasting protection against moisture infiltration.

Basement Waterproofing:

  • In the basement, we ground the affected areas to remove all loose and damaged materials, exposing clean, bare concrete.
  • We then applied two layers of 7,000 PSI waterproofing cement, sandwiching a 4.5 oz reinforced fibermesh between them.
  • Final adhesive and sealant applications were made to strengthen the water barrier and enhance durability.

Results

The combination of mudjacking concrete raising and professional basement waterproofing resolved the homeowner’s concerns in East Northport. The slabs are now fully level, structurally stable, and better protected against water intrusion. Additionally, the basement area is sealed and reinforced, preventing further moisture damage.

This project not only removed the immediate safety hazards but also helped the client protect their property value and avoid the costlier option of slab replacement. Our East Northport client was pleased with the quick turnaround, clean work, and long-term peace of mind.
