Scope of Work
Subject Area A: Reinforcing a Structurally Compromised Central Wood Beam (North-East Side, Back of the Basement Main Room
Our team began by carefully cleaning and steel brushing the beam’s surface to remove debris and prepare it for reinforcement. We then installed two (2) custom-fabricated 36” x 3” x 0.5” steel plates—each pre-drilled with five (5) holes—on both sides of the beam. The plates were secured with 0.5” galvanized hex bolts and high-strength structural epoxy, ensuring a solid, lasting bond.
Subject Area B: Bottom Reinforcement of the Same Wood Beam
This phase required advanced load-distribution techniques. Instead of using the originally estimated 2 anchors based on a 10 sq.in. plate area, we used a larger 48 sq.in. steel plate and accordingly increased the anchoring system to 10 structural anchors.
- A hot-rolled steel plate (1/4” x 4” x 12”) was attached to the underside of the beam using industrial-grade structural epoxy.
- Our team drilled precision vertical holes into the beam’s core, extending beyond the damaged section by at least 1 inch.
- Ten (10) structural anchors were dipped in epoxy and securely driven into the core of the beam to restore strength and distribute load evenly.
This method not only stabilized the beam but ensured that it could bear long-term structural stress.
Subject Area C: Custom Interior Basement Staircase Installation
To enhance both safety and functionality, Zavza Seal removed the deteriorated existing staircase. Due to space constraints and unique structural obstacles, we custom-fabricated a new wooden staircase on-site, making real-time adjustments to ensure a precise fit.
- Old wooden stairs were carefully dismantled and responsibly disposed of.
- A new wooden staircase was constructed and installed to blend seamlessly into the basement’s architectural layout.
