The Problem
A commercial property in Islandia was dealing with ongoing moisture problems around several exterior wall sections. Water was entering through cracked stucco, deteriorated mortar joints, and damaged areas near the entrance wall. Over time, the exterior surfaces began showing visible wear and deterioration.
The property owner became concerned that the moisture intrusion could eventually lead to more serious structural damage if the issues were not repaired quickly.
Our Inspection
The team at Zavza Seal inspected the building and identified several areas that needed immediate waterproofing and restoration work.
The project included:
- Waterproofing the exterior brick wall
- Treating moisture damaged wood above the entrance
- Repairing deteriorated stucco around the front windows
- Restoring damaged stucco near the roof corner
Our goal was to stop moisture intrusion while also restoring the appearance of the building exterior.
Exterior Brick Wall Waterproofing
One of the main problem areas was the exterior brick wall. The old mortar had started breaking down in several sections, allowing water to penetrate the surface during rain and wet weather.
Our crew removed deteriorated mortar where necessary and waterproofed the entire wall section. After the repairs were completed, the wall was professionally sealed to provide stronger long term protection against moisture intrusion.
Repairing the Entrance Wall Area
Another damaged section was located above the building entrance. Moisture exposure had weakened parts of the wood support area and surrounding surfaces.
To restore the area, our team treated the damaged wood, sealed vulnerable gaps using Sika products, and reinforced the surface with Basecrete waterproofing cement. This helped stabilize the area and reduce the risk of further deterioration.
We used Basecrete Waterproofing Products because they are designed to perform well in demanding waterproofing environments.
Stucco Restoration Around Windows and Roof Corner
The white stucco sections around the front windows and roof corner also showed visible cracking and separation.
To properly repair these areas, the damaged stucco was completely removed. The surface underneath was then ground down with a diamond blade to expose the bare concrete. Once exposed, the concrete was repaired and restored before being waterproofed with white waterproofing cement.
Finally, the entire area was sealed for long term protection. The repaired surfaces were shaped to match the original contour and appearance of the building so the finished result looked clean and natural.
The Final Result
After the project was completed, the building had stronger exterior protection and a much cleaner appearance overall. The vulnerable wall sections were properly sealed and restored, helping protect the property from future water damage.
Most importantly, the owner now has peace of mind knowing the building exterior is better protected against moisture intrusion and deterioration.
Why Exterior Waterproofing Matters
According to The National Institute of Building Sciences, controlling moisture intrusion is one of the most important parts of maintaining a durable building exterior.
The International Association of Certified Home Inspectors (InterNACHI) also notes that damaged stucco and failed exterior sealing are common causes of water penetration in commercial properties.
